Here is my best attempt to help you estimate the cost of your roof in Wilmington (and most of the North Carolina coast).
Figuring out what you’ll pay for a new roof or repair isn’t as simple as pulling up a standard price list. Every project is unique. The total cost depends on things like the size and shape of your roof, what materials you pick, and how complicated the job is.
The best way to estimate the cost of a new roof (without measuring) is first by taking the square footage of your home and dividing it by the number of floors. For example, if your home is 1,000 square feet and 1 story, we'll use 1,000. If it is 3,000 square feet and 2 stories, we'll use 1,500 square feet as the size.
Next, we'll multiply that number by 1.5 because we have to account for slope and waste. I combined two ideas here (pitch factor and waste factor) which is covered in more detail on our pricing page, but for most homes this is a good estimate. So, if your home has a 1,000 square foot area and we multiply it by 1.5, we'll get 1,500 square feet to use in the next step.
Now, we'll multiply that number by our cost per square foot. In Wilmington, the average roof costs between $5 and $7 per square foot. This is for asphalt shingles, including tear-off, installation of your new roof, clean up, and a warranty. So, our 1,500 square foot roof will cost between $7,500 and $10,500.

Still, I want to give you some real numbers we've seen for asphalt shingle roofs we have installed in Wilmington. Looking at the roofs we’ve replaced over the past few years, we’ve seen the average installation cost land around $13,700. Most replacements fall in the range of $8,400 to $18,200.
If you’re considering premium shingles or metal roofing, expect prices to be a good bit higher. Quality metal roofs average around $12-15 per square foot. More complex roofs or projects with extra repair needs can push the total up as well.

When comparing estimates, remember that the lowest number isn’t always the best deal. Quotes that seem too good to be true might involve cutting corners, overstating what will be done, or using materials that won’t hold up. Spending a bit more upfront for quality work pays off by reducing the need for repeat fixes or premature replacement.
Be sure to clarify what’s included in your quote! If you have a leak, there's a chance your roof decking (the plywood your shingles are nailed to) might have damage as well. You want your roofer to repair this damage if it exists. These repairs may add to the price, but they’re critical to making sure your roof performs the way it should for years to come.

Other brands like Tamko, IKO, and Atlas also make solid shingles, but we've had the best experience installing the "big 3" brands.
