Common Questions From Homeowners
-
Should I repair or replace my roof?
We get this question all the time and it’s one of the most important considerations. Most of our customers aren’t eager to replace their roof and want to know if a repair is the better option.
When we evaluate a roof, we start by asking key questions: How old is the roof? Have there been issues beyond the current leak? What type of roofing system is in place? What defects are present now?
As a rule of thumb, if your roof has more than five years of life left, we typically recommend repairing it. This tends to be the tipping point where homeowners see the most value. Minor issues like a few missing shingles, a small leak, or localized storm damage can often be solved with repairs, especially if the rest of the roof is still in good condition.
On the other hand, if your roof is nearing the end of its lifespan (20–30 years for shingles), showing widespread damage, or requiring frequent fixes, replacement is usually the most cost-effective choice. While repairs can save money in the short term, a new roof prevents ongoing costs and protects your home from water damage.
No matter the condition of your roof, we’re happy to provide a free inspection and create an estimate for either the necessary repairs or a full replacement.

Should I choose an asphalt shingle or metal roof?
Both are excellent options, but the right choice depends on your priorities. Asphalt shingles are the most common roofing material because they’re cost-effective, come in a wide variety of styles, and generally last 25–30 years. They perform well in storms, but may need repairs after heavy wind or hail.
Metal roofs cost more up front, but they can last 40–70 years with minimal maintenance. For the average home, a quality standing seam metal roof is about twice the cost of an asphalt shingle roof. They’re highly resistant to wind and storm damage, and standing seam metal offers a sleek, modern look, while exposed fastener panels provide a more traditional style. Many homeowners also like that metal can improve energy efficiency by reflecting heat.
In short: if you want an affordable, great-looking roof with solid performance, shingles are a great choice. If you’re planning to stay in your home long term and want maximum durability, metal may be worth the investment.
-
What is the best brand of asphalt shingles?
The three biggest names in asphalt shingles are GAF, CertainTeed, and Owens Corning, and all produce high-quality products.
-
GAF: The largest shingle manufacturer in North America, known for its Timberline series. GAF offers a wide variety of styles and colors, strong wind and algae resistance, and excellent warranty options.
-
CertainTeed: Another leading brand with a long track record of reliability. CertainTeed shingles are durable, come in a wide range of looks, and are also backed by strong warranties.
-
Owens Corning: Well-known for performance and attractive color blends. They make a quality product, but in North Carolina, Owens Corning shingles are not as widely available as GAF and CertainTeed.
At On Tops Roofing, we’re certified installers with both GAF and CertainTeed. That certification means we install according to manufacturer standards and can provide enhanced warranty coverage. With either option, you’ll be getting a proven shingle backed by trusted brands and installed the right way.

How do I know I'm getting a good roof?
Getting a roof replacement is a major investment, and the quality of the job will determine how well your home is protected for decades. Here are the five most important things to consider when making sure you’re getting a good roof:
-
Quality Materials
A roof is a system, not just shingles. Good roofs use durable shingles from reputable manufacturers plus the right accessories like synthetic underlayment, ridge vent systems, and proper drip edge. In Wilmington, where we get hurricanes, these accessories become important water intrusion areas in high wind and rain. Cutting corners on materials almost always means problems down the road. -
Proper Installation Practices
Even the best shingles will fail if they’re not installed correctly. A good company will use ice and water shield in valleys and around penetrations (chimneys, skylights, vents), replace old flashing instead of reusing it, and ensure nails are placed to manufacturer specifications. Attention to these details makes the difference between a roof that lasts 15 years and one that lasts 30. -
Strong Warranty Coverage
A roof should come with two types of protection: the manufacturer’s warranty (for defects in the shingles) and the contractor’s workmanship warranty (for how the roof was installed). Manufacturer warranties can range from 20 years to “lifetime” coverage, but only if installed to their standards. A solid workmanship warranty shows the company is willing to stand behind their work. -
Reputation and Track Record
Roofing is one of the most common areas where homeowners get burned by fly-by-night contractors. Look for a company with a long history in Wilmington, strong reviews, and community involvement. Longevity matters, if a company has been around for decades, it’s more likely they’ll be around to honor their warranty. -
Comfort and Trust
Beyond materials and warranties, you should feel comfortable with the team doing the work. A good roofing company will explain the process, answer your questions, and keep you informed from inspection through cleanup. If communication feels rushed or vague up front, it usually doesn’t get better once the job starts.
